Buyer's Market? Not So Fast in MetroWest

What the headlines miss about Wellesley, and what we're seeing for 2027

The View From MetroWest

Here in MetroWest, we'd hardly call it a real estate crisis! Supply and demand still drive our market. In this fourth quarter, housing inventory is low while demand remains at a healthy clip. Interest rates have reached a high point, and with that comes a shock that can lead to a much more cautious buying environment. Coupled with fall, which is a slower season every year, the absorption rate of houses is lower than in the brisk spring market. Comparing 2026 to this time last year offers some insight into where we stand.

Bar chart of the Wellesley market, 2025 vs. 2026: listed units 349 to 318, units pending 263 to 242, price changes 83 to 78, closed units 233 to 212

Let's not mistake a slower pace for a dramatic market makeover!

Over the last few weeks, we have seen homes that have been sitting on the market (some for years) now getting offers as people race to get settled by the holidays. Mortgage rates aren't fazing everyone. When rates last peaked in the fall of 2023, it felt as though the market was shifting and houses were taking longer to sell. People needed time to get used to the new normal, and they did.

In other areas of the country, interest rates have had a dramatic effect on real estate. A monthly payment increase of hundreds of dollars can be a barrier to entry for many people across the US. Because our clients tend to have solid financial portfolios, our market is somewhat insulated from the intense swings seen elsewhere.

Line chart of the 30-year fixed mortgage rate: 3.38% in 2020, 3.15% in 2021, 5.53% in 2022, 7.00% in 2023, 6.90% in 2024, 6.66% in 2025, and 7.32% in October 2026

From Our Clients

Creative Offers Are Winning Homes

Offers may look a little more creative than in years past! One of our clients increased their buying power by bidding just slightly over the asking price and asking the sellers for a credit toward buying down their rate. It worked beautifully, and they got their dream home that way. A win for everyone!

Our Predictions for 2027

At AC², our fall has been filled with sales on both the buyer and seller sides of the transaction, which has been great! We are busiest meeting with sellers hoping to list in 2027. As of now, we have more than a dozen new properties coming in the new year. We feel confident the demand for them will be strong, ensuring our clients have a successful journey. By then, the initial shock of higher rates will have subsided, and the need for housing in 2027 will drive buyers to lock in and find their dream home.
